So... we have renegotiated once more with our GÜ and regarding the completion date, this is what came out:

The start of construction is at the latest on 15.10.2019, provided the construction area is completed and it is possible to submit the notification procedure by 01.08.2019, so that the building authority can grant the building permit. The construction plans and all documents required for this must be completed by the contractor by 22.07.2019. The client must sign the documents and submit them to the building authority. It must be ensured that crane installation is possible. The contractor will apply for any necessary road closures with the building application. The occupancy readiness will be 10 months after the start of construction and completion after 12 months. These dates can only be met if the conditions for the start of construction as described above are fulfilled. The client must have selected and ordered all materials and have provided us with written confirmation by 30.09.2019.
If the start of construction cannot be carried out as agreed on 15.10.2019 due to the construction area not being completed, then construction will begin as soon as possible, but no later than three months after the completion of the construction area. Occupancy readiness will also be after 10 months and completion after 12 months.

I think we can be satisfied with that. Tomorrow we will sign the contract.

no, it's okay, very detailed. but that is also a chain, if the 2nd or 3rd step does not happen, then it's worth nothing anymore...

you have to be aware of that

This was about being able to start directly after the opening of the development area - but this also meant some scheduling requirements for our general contractor. The building permit issue is not a big deal, as it is a notification procedure, so this "deadline" is actually not a problem. And having to finish the selection process early also works in our favor, since with another addition to the family in November, there won't be any time for it afterwards. We are now curious whether our "elaborate" schedule can be maintained - exceptionally - otherwise I have the mayor's direct number.
