A completely different topic: To the right of the house, at the dead end, there is a small allotment garden colony (2 long rows of plots with a small path in the middle). Due to the long, narrow shape of the property (about 90m long), we basically have 4 neighbors to the right. Two of them seem to use their garden just for storage (the two closer to the house), the others further back have quite decent barbecue huts, and one was sitting there last weekend at 15 degrees and was grilling :)

Opinions / experiences regarding potential noise disturbance / annoyance, even if it is just constant, appetite-inducing barbecue smell in summer? I would assume that especially those in the rear area (where we would rather grow vegetables than set up a seating area) are rather irrelevant?

Is it about you and your children being the noise makers, or do you quickly feel disturbed by others?

My opinion: Children’s noise and the smell of barbecue must be accepted, no matter who it’s from. Only (nighttime) parties are worth getting upset about.

It's about both directions. But it probably depends more on the specific people, and the question makes less sense. :)

We ourselves are, I think, rather resilient: currently living very centrally with the bedroom facing the front on the way home for many partygoers (usually).

Short update: We were at the viewing yesterday. Unfortunately, the basement was anything but good and needs to be excavated, and the roof was only newly covered but not insulated.

The real estate agent also said that the estimate from the colleague for 175-200K€ is very optimistic and very simplistic (leaving all floors as they are – the floorboards were only in some rooms and the family had previously bred dogs there, excavating the basement only 60cm instead of 1m wide, leaving the current windows (1980) in place, no landscaping at all (behind the house the first 5 meters are a pretty ugly concrete wasteland), no internal roof insulation and then very high heat in summer, etc.). He indicated that there is still quite a bit of room to negotiate on the price.

We'll run the numbers and then see if we want to make an offer and if so, which one.
