Comparison of construction performance description! What should we prefer?

Sorry, but that is nonsense. When building turnkey, it is specified how thick (in cm) the screed to be applied is, for example, and which screed is used. As a client, I don't really care whether the developer then needs 18 kg or 12 tons of screed...



These are now your experiences.

We have compared both two architects (with tenders, individual contracts, etc.) and some turnkey providers. In our case, the cheapest architect with his cost estimate was still 10% above the most expensive turnkey provider.

However, I have to agree with this experience. A cost estimate is just an estimate, but changes (upwards) can also occur with the complete provider. In our construction project, we are about 20-25% below the price of the complete providers (the current status is that 95% of the trades have been awarded and the house is about 80% finished).

Hello,

that is of course very pleasing for you. Nice that it can also work out that way once in a while. Unfortunately, in our circle of friends, price overruns were more common when building with an architect and tendering.

Of course, this may also be due to the fact that the construction companies around here are all very busy and can therefore charge accordingly for their work.

We now have a fixed price with our turnkey provider, which is guaranteed for 15 months from the contract signing. It will only get more expensive now if we upgrade the equipment, which has already been largely fixed in the contract.

Price certainty was an important decision basis for us.

Hello!

I had trouble posting something in the forum yesterday... that's why only now.

It's really frustrating, all construction companies are extremely busy and you can't even get an appointment on short notice. It's nice that everyone is fully booked, but this way we won't get any results. The architect has not contacted us until today. And the others just can't deliver our wishes. Especially since we really don't want anything special.

Well... I just hope that we will be finished with the sketches by the end of February and finally have meaningful prices. Until then I might explode, but it can't be changed.

I'll keep you updated if you're interested. Construction is happening in the [Stuttgart area]!

Oh, maybe for your info.... I currently have an offer for a kind of bungalow with a basement, about 120sqm of living space with a garage for about 250K€, then for the same from another provider for about 350K€..... the second one then said, well if you don't want to spend that much, we’ll make a classic single-family house with 80sqm of living space on the ground floor and the same again on the upper floor, but the upper floor then has sloping ceilings and possibly a dormer, with a basement and prefabricated garage for 270K€. Somehow strange, isn’t it?

Hello,

if you are building in the Stuttgart area, you have many opportunities to get information.

What is it going to be? More of a solid house or a prefab house?

Have you, for example, already visited the prefab house exhibition (they don’t have "only" prefab houses there) in Fellbach?

There you can look at all kinds of building types and usually get advice at short notice.

A bungalow is always more expensive with the same living area than a one-and-a-half-story house – just think about the extra effort for the much larger roof area, the bigger foundation, the larger cellar...
