Thank you construction expert, I will do my best!

At the moment, we are all fully booked with orders; if a contract is signed now, the EARLIEST construction start is autumn 2012, everything else is already full.

Actually, we had thought about it a little differently, but the building authority has been stringing us along since March, there is always something they are not happy with, and so far we have not received a building permit. It’s frustrating, but we will manage that too!

Just for your information, what the m³ costs in our Hessen region Hochtaunuskreis. We had to pay €14.90 net per m³ for the transport including tipping fees.

it's more or less like that with us too:

> 15 euros for removal and disposal
> 14 euros for refilling
(net)

how did you build, with a general contractor or individual trades?
and what was the scale of your excavation, for what house size?

we are building a semi-detached house with a basement, 8 x 10 and I am now calculating around 10TE.

Hochtaunuskreis is of course also the creme de la creme, what does the sqm of land cost there? ours was - for our region - really cheap at 310 (partially developed).

The Hochtaunuskreis is extremely varied in terms of prices. Bad Homburg and Oberursel, for example, cost around €550 or more per sqm. We build more rurally near Neu-Anspach, and there it costs €270 per sqm. We are building a single-family house measuring 10x11 meters with a basement, but this protrudes quite far out of the ground, so we only had a total of 302m³ of excavation. We stored as much as possible on the property and initially had 135m³ transported away. This cost us a net €2,017 (i.e., the transport including tipping fees). After backfilling, we have to see how much else needs to be removed, which will probably result in a few more trucks, depending on how much and how high we fill the property. Oh yes, we are building with an architect and contract the trades individually with him.

Hello, I need to ask for help again. We have now received offers for the removal and refilling of our excavation pit. However, I am shocked not only by the prices but also by the estimated quantity.

We are going to build a semi-detached house with the dimensions 10 x 8.10 (wall to neighbor’s house). Basement height 2.38 cm. I made the following calculation: 1 meter added on each side to the 8.10 (depth) and 1 meter added to the 10 m width on one side, since the other semi-detached house is on the other side.

Rough calculation: 11 x 10.50 x 3 = approximately 350 sqm

But the offers are based on at least 450 sqm. How can I "check" that? It seems very high to me. What do you think?

Thanks, Hilaria

Hello,

The offers "probably" include a larger, 3-sided working space (12 x 12 x 3); maybe the slope angle also needs to be steeper? You can only check if you have the offer broken down so that you can follow the calculation step by step. Also ask your construction manager what he thinks about the specified amount of earthworks and whether the soil under the slab needs to be treated in a special way. These details can be found in the soil report.

Kind regards
