thank you construction expert, what does the slope angle depend on, or what could lead to a steeper slope angle? The soil report is currently on its way to us, I will follow up. I initially "suspected" that a 4-sided working space was assumed ... but that was not the case.

Hello,

Definitely the soil conditions found; the soil report also shows how the excavation is to be carried out.

Soil investigations basically serve to assess the subsoil regarding its suitability as a construction ground and the expected interactions between soil and structure. Essentially, a qualified geotechnical report provides statements on:

[*]Soil composition and geotechnical properties of the encountered earth materials (bearing capacity, settlement sensitivity, etc.)
[*]Soil type and soil class, groundwater occurrence (long-term highest level, pressurized water, concrete aggressiveness, etc.)
[*]Need for soil improvement (soil replacement, compaction, etc.)
[*]Characteristic values for type and dimensioning of foundations
[*]Requirements for the foundation of a structure
    [*]Infiltration capacity of surface water
    [*]Assignment to seismic zones

Layman's question: Without insight into the soil report, is it therefore difficult to make a statement about the costs or the slope angle? Or can one rely on experience here, for example if several pits have already been dug in the immediate neighborhood (small residential area)? Can a layperson read this from the soil report? (Additional costs for foundation, etc.) and can one rely on this if nothing is mentioned and additional foundation costs still arise? Thanks Hilaria

Hello,

Yes, only when the exact soil composition is known can a reliable offer be made.

Only "conditionally" or "subject to reservation" applicable – I have often experienced that two adjacent plots had different soil conditions.

You do not necessarily have to be able to read it; but you will get a small insight – even as a layperson.

The soil survey primarily serves the structural engineer and then the construction company; both are responsible for how your house must be founded. After submitting the survey, your construction company will present you an offer for the necessary earthworks; make sure it is detailed so that you can obtain comparative offers if needed. Once you have chosen a provider or your construction company, the order/supplementary agreement must be clearly formulated (e.g., "as a result of the soil survey from xyz") so that there are no unpleasant surprises with additional foundation costs later.

Best regards

Unfortunately, it is the case that BU likes to make double and triple profits with the soil. A lot of misuse is being done with it. One builder is charged for the removal and disposal of the excavated soil, for which more or less questionable weigh tickets, sometimes even only handwritten delivery notes, are supposed to serve as proof. A margin is already built in during transport and, of course, imaginary landfill costs are also applied. In fact, the soil, if suitable for backfilling, is simply transported to the next construction site or to a storage location, and then the next builder is charged for delivery and backfill material, which was not only obtained for free from the previous builder but was even charged to him. I have nothing against everyone wanting to make money, but such behavior is already bold and borders on fraud for me.
