I think of my 24 sqm room, where no sunlight came in, although the gable was fully glazed. I then swapped the room with the storage room, about 8 sqm with double casement windows facing south. Ok, you had different experiences, I still turned out fine, but now I pay attention to sunlight throughout the whole house. Yes, it’s not about the view, but ultimately I would forgo a large window, whether with a view or privacy, in a dressing room. It’s counterproductive. Laugh... this is really about the location of a dressing room on the sunny side of the house – I can only shake my head.

If you explain to me how I can get rid of the dressing room there and still use the area in that form, I would be very grateful... And I also think some light comes in on the east and west sides of the children's rooms. So sure, if it can be done better, always gladly. Maybe I just don’t see it anymore.

I don’t think your floor plan is bad!

However, when I think about the given basic conditions – you have an architect and a generous budget – I’m horrified at how little your architect makes of it... it reminds me more of the classic square standard of the general contractors...

I would definitely still tackle a huge bathroom and dressing room in the south...

You also have the bathroom or WC in a different corner of the house on each floor – that’s not exactly a masterstroke by the architect either

I would first verify the cost estimate, it is very tight. I just did a rough calculation: 240 sqm living area on ground and upper floors, 120 sqm basement, most of which is of living quality and all within the thermal envelope. Lots of window surfaces, double garage, balcony, awkward arrangement of the bathrooms, and several other cost drivers. Also in Bavaria. I think it won’t even be enough for a million, especially including the outdoor facilities. If I roughly scale our cost calculation there, I would rather assume 1.2 million + fittings and outdoor facilities.
