City villa floor plan - Please provide suggestions

Hello everyone, we are in the final stages of our house construction planning and would like to get your opinion on our floor plans. The building application has not yet been submitted, so changes are still possible.

Stadtvilla/Walmdach
Plot size: 615sqm

Orientation: Entrance East, Garden area Southwest

Number of parking spaces: 2 units + large garage (6 x 6 m)
Number of floors: 2 full floors
Roof type: Walmdach
Style: modern

Requirements of the builders:
Style, roof type, building type: Stadtvilla, modern
Basement, floors: none
Space requirements on the ground floor and upper floor: everything included in the floor plan
Office: family use or home office?: Home office
Conservative or modern construction method: modern
Open kitchen
Number of dining seats: max. 10
Stove: yes
Garage, carport: Garage
Energy: Air-water heat pump and possibly power storage with solar system

At the moment we are considering moving the kitchen to the other side and creating a passage to the utility room. This would change the shape of the bathroom, making it longer and narrower and thus enlarging the utility room so that it could also serve as a pantry.

The layout upstairs should remain as is. We know that the bathroom is quite large like this, but if possible we would like to keep it that way. The window arrangement is also not final yet. Would be grateful for suggestions.

Hi, I definitely think the floor plan is successful. However, I wouldn’t build like this anymore today. I somehow find such an I-shaped open space outdated. But since generous dimensions are to be built here, it is of course always sufficient. Kitchen and office are so huge - one could consider whether the pantry might fit in between. Otherwise, with the kitchen size, it might simply be superfluous. If the garden is located in the southwest, the patio doors should also open that way - so the kitchen needs fewer pieces of furniture and more doors. The bathroom layout is not really my thing. I don’t like it when you have to step over the tub when you come in. Usually the tub is also used much less than, for example, the shower. Nevertheless, it stands practically undeservedly in the foreground and is therefore constantly in the way.

3 doors for the small utility room is definitely too many.

Overall, I think the design is good.

Pantry: what else should go in there? You have enough kitchen cabinets.

Bathroom is not my thing at all: it only consists of the hallway, going all the way around... the path from the shower to the toilet would be too long.

The dressing room is not exactly a space wonder either.

I assume there will be a lack of storage space later on. To counteract this drawback and to ensure the wardrobe can also hold what it is meant for, you should make the cabinets at least 60 cm deep.

I noticed that everything on the facade is symmetrical - that will look very boring.
So it would not be my house (although I think the kitchen is awesome ;) )

Thank you already for the suggestions. We are considering whether to "swap the kitchen with the living room," thus the kitchen would be smaller because a passage to the utility room would be created. This would mean the other entrance to the bathroom would be removed. I once called it a pantry but basically it would be a multipurpose room also for vacuum cleaner, cleaning supplies, etc. We are also still undecided about the bathroom upstairs. We need to think it over again. The dressing room has space for a large 3 m wardrobe and also a dresser on the window side. The children's rooms are intentionally that big.

If you have children, it would be too exhausting for me to close and open two doors every time you use the bathroom. Otherwise, it is nice, but you have to like the open hallway and dining area.

Thank you. In the bedroom, there will be a sliding door to the dressing room. We will mainly keep it closed. I think it will not play such a big role in everyday life. We once had a house with an open dining area and we liked it very much, which is why we decided on it again.
