City villa 200 sqm + spacious double garage planned in Saarland

Hello everyone,

we are planning the new construction of an urban villa in the Homburg/Saar district.
We have been working with an independent architect for about 6 weeks and are slowly approaching the end of the planning phase, as the design meets our expectations except for the kitchen.
There is no development plan, so we have to orient ourselves to the neighborhood.
There are only houses with two full floors and an attic.
The municipality was open about this because behind our property there is a flat-roof bungalow that is completely out of line.

What don’t you like about the kitchen? Did I understand correctly that the walls to the living area will be removed? I can well imagine a kitchen island.
OG: To get to the dressing room, you have to go all the way around the bed and disturb the other person who still wants to sleep. Also, the path from the bathroom to the dressing room is very long.
Where should the wardrobe go?
Do you really need an office and a guest room separately?
Have you ever planned the living room with furniture?
Where will the terrace be located?

When I think about how often I go from the dressing room to the bathroom and back, that would simply be too far for me with you, not to mention the one who sleeps longer is constantly disturbed. I also see no space for a wardrobe, shoe cabinets, etc. In the kitchen, if the wall is removed, I would plan a freestanding kitchen island without the U-shape of the wall cabinets.

I'm the party pooper again, the house with the budget is probably not going to work. With [inkl. Ausstattung] it presumably also means [inkl. Baunebenkosten].

Regarding what has already been mentioned,
Children's room 2 smaller than the hallway/gallery is out of the question.

A passage from the dressing room to the bathroom would be desirable, that’s true. Actually, a large closet is supposed to be on that wall in the dressing room. We have to think of something – that has also been on our mind.
Not that we’re lazy, but it would just bother us. You’re right about that.

The kitchen will be in a straight line (I-shape) along the garage wall (left). There will also be a freestanding island in the same alignment. We have already ruled out U- or L-shapes.

The wardrobe should go into the utility room and/or the office, since this will be the main entrance and exit (through the garage).

The office should definitely be on the ground floor, since we might also use it “someday” as a bedroom or wardrobe.

The living room will be quite Spartan. The TV wall is supposed to go on the upper right wall and opposite (towards the office) the couch. A small table in front of it.

The terrace will wrap around the corner – as sketched on this site plan.

I can only agree with you : Do you really need so many meters of wardrobe space that the dressing room cannot have a door to the hallway, and the west sleeper has to make an exodus from Egypt past the east sleeper? And I also can't really imagine meal preparation in a kitchen with an "island as a peninsula" between a north half-U and a south half-U. A housewife didn't plan that.

Your generation will mostly rebuild close to retirement. The idea of elderly bedrooms on the ground floor is outdated. Offices only need to be near the entrance in connection with public traffic.
