Capital planning before commencing construction

Hello everyone!

I am still at the very beginning of building a house, but I want to tackle it in the next 1-2 years. The earlier the better. However, I have no idea how to even start calculating what costs will come our way. A brief overview of our starting situation: currently available is a fully developed building plot, which I inherited from my grandparents. A digger is also available, so the costs for the excavation are not significant. My father-in-law and brother-in-law are bricklayers, which means there will be no labor costs for masonry/plastering work, although material costs will of course apply, but probably somewhat cheaper due to connections than usual. The scaffolding costs us nothing because we also have one. The tiler is my father, who would also sponsor the tiles + bathrooms + sanitary installations in the bathrooms, so a huge part falls away here because I will tile the entire house if it costs nothing. There will be no basement because we will not have children and therefore do not need a lot of space. We are leaving the garage aside for now, because the parental house is directly adjacent with several garages. Instead, there will probably be a double carport, but that will come later. The house is to be heated with a geothermal heating system. In addition, photovoltaic panels will be installed on the roof + battery storage for that. We like and will build in the style of the Massa Haus LifeStyle 17.01 W city villa. What we can do ourselves: chasing out slots, plastering, internal + external plastering, I will do the painting myself. I have a master electrician acquaintance who will do the electrical work for me, there will be no sophisticated controls installed, just normal light switches, sockets, etc. However, I will also pay my acquaintance a bit. Unfortunately, I have no one for windows, doors, heating, roof, etc., and must do that officially through companies. Window sills + installation cost me nothing either. I also do not have to pay for the kitchen countertop. My uncle, who is a trained draftsman, can also create a plan for me free of charge, but of course I still need an architect for static calculations etc. What should I request as a budget from the bank? I have about €40,000 of equity available by then, my life partner also, so together about €80,000 equity. I am calculating with €100,000 per person from the bank, so a total of €280,000, of which €250,000 are costs, €30,000 buffer. I think that should be possible under these circumstances, right?

Normally, a house with 170sqm - luxury for 2 people - costs around T€ 500 + additional construction costs + outdoor facilities + garage/carport.

I assume that you cannot build the house you want with T€ 250. The material costs are too high and you still need external craftsmen. Planning, building permit, internal development, disposal costs, soil survey, structural engineer, etc. are, for example, additional costs that you cannot avoid through EL.

Thanks for your answer. As I said, I don't have planning costs because my uncle does that - structural engineer costs are included since he is not an architect, disposal costs do not apply because I can dispose of everything at my company. I am thinking of about 150sqm area, so a house that is about 12x12 meters. Half a million euros would be extreme; I do not want to have to pay off my loan until I am 50, but rather be finished after 15 years at the latest.

Half a million for a 12x12m house (so 120 sqm on the ground floor and how much then on the upper floor ==> that will be more than 140 sqm) is not extreme. Normally today you can calculate 3,000€ per sqm of living space (feasible from 2,500€). Plus additional construction costs such as planning and earthworks + development as well as the surroundings (garden, driveway, terrace, new kitchen, etc.). You can then calculate yourself with 3,000€ and deduct 40% (because of/extreme own contributions). And then add the double carport + garden + + +. With 140 sqm you will then be at €252k pure construction costs. No structural engineering yet, no building permit, no sewage, no telephone/internet, gravel garden, no driveway, etc.

Thanks also for your answer! The house is supposed to be single-story, so a bungalow with about 150 sqm because due to an accident (currently no impairment) it could happen that I sit in a wheelchair later. I would initially design the garden simply as a lawn area without a pool, pave the driveway (father + materials from father), I would like a fence of those iron panels + thuja hedge but I will do all of that myself. The plot is about 2000 sqm, whereby I want to limit the garden area to about 700 sqm because I just don’t want that much work in the garden. The kitchen comes from my wife, who works as a kitchen salesperson and gets the kitchen for equity +25%, the same for the rest of the furnishings.

What should I estimate for statics, permits, sewage (the sewer goes through the plot), phone/internet connection, electricity connection, water connection, which you simply can’t do yourself?

For the bungalow manageable. Maybe €1,500-2,000 That depends on which approval procedure you can use. I would guess around €1,000. Your municipality will tell you. Maybe €3,000? Maybe €10,000?
