Capital planning before commencing construction

No, I am German, as are my father, grandfather, and great-grandfather, whose father just happens to come from Austria^^.

I can get almost all building materials through the company at cost price, so everything like cement, plaster, screed, bricks, etc., I don't need a hardware store because I would only pay more than if I buy it myself.

I also have two friends who are roofers by profession.

But I don't understand why this surprises you all so much how I am going to build? About 80% of my friends/acquaintances build pretty much like this, except for those for whom it apparently doesn't really matter :rolleyes:

Really? That honestly surprises me :D

I don’t know anyone in my circle of acquaintances or in the new development area who has built anything even remotely like that :D

Same here. You probably live in the countryside then :D
That's common here. Less than 14 months of construction time and without working yourself after hours and on Saturdays, nothing gets done here.
And everyone knows someone who knows someone who also doesn't always need an invoice for everything.

Because you are an exception. Someone like you only exists in the completely flat countryside in the smallest village. We built my penultimate property in a large new development area - several hundred individually planned single-family houses. I don't know anyone who has built like you. And I was well informed, as I set up an internal builders' forum/network there. Own contribution - yes Own construction - no

Crazy, as I said, most people around here build like that ^^ I guess people in the countryside are a bit more skilled than the other home builders ;) Just kidding!

I just don’t understand why I should put up a house for 500k, I have a pretty above-average income so I think it would be less of a problem for me to pay it off than for most here, but why should I pay it off for 25 years when the same thing works for 280k€ with a bit of effort and hard work after work for 2 years, over 12-15 years? That way I have a bit more stamina later and am not in debt until shortly before retirement, so I’d gladly take 2 stressful years and rather fix something myself than have half a million in debt afterward. :)

Not everyone has the contacts with which specialist companies work for free and material comes at purchase price. And if 97 is your birth year, then you are still quite young. If you start building a house because the 2-room apartment was too small with a child, then you lack the time. By the way, taking the child along is not a good idea if you want to work there. With a freely roaming 13-month-old baby, I already had enough stress taking a few photos the day before yesterday, next time she will go in the carrier.


It's still in the East and close ;)
