The necessary capital for the new construction is completely available (multiple times). One takes the 100k from the KFW program 153 at 0.75% per year for the minimum term, dutifully pays 4 x 750 € interest and then repays in one lump sum. According to my calculation (for a 40+ house = 15k repayment grant - 3k interest) you have 12k left over. Does anyone have experience with this?

What Bernd wants: He wants to exploit a "gap" at the KfW to enrich himself with public subsidies.

@Jochen104:The thing with the "gap" and the "enrichment" can be seen in different ways: This program 153 is for everyone and no exclusion criteria are defined, right?

: The question was: Does it work as I described and has anyone done it like that before...

What is immediately assumed again ... that the KFW 153 subsidizes the construction or purchase of new KFW efficiency houses. Building four such houses entitles one to apply for the funding. Assuming that the buildings are also constructed (the procedure ensures this), there is clearly no malice to be seen.

The biggest question will probably be, since a bank is needed to apply for KFW funding, whether one can find a financing partner who will only pass through the KFW loan. No idea whether banks do such a thing or where their margin would be then.
