Calculate heated building volume?

If your entire enclosed volume is heated, the factor 0.35 (or was it 0.37?) of the cubature of your heated area is valid as a flat rate assumption for your energy certificate. This "usable building area" also includes stairwells, atriums, etc. So this is only a calculated value because air spaces ultimately need to be heated as well.

For a usable building area of 277 m2, I assume an internal cubature of 800 m3, and from this value calculated based on your plans, you can then again calculate your usable building area with the help of the factor.

Perfect, thank you very much.
And if I understand correctly, the cellar is also included in the usable building area. I could subtract the cellar from the usable building area and then calculate the internal cubature like that, right? Or is the unheated cellar always included, even if it doesn't need to be heated and is completely closed?

If the basement is inside the heated envelope, it counts too. Correct. So if, for KfW stuff, you don't have it with a specially insulated door (like the side entrance to the unheated garage) and an insulated ceiling, then in newer houses it counts as part of the "heated envelope." Whether you actually heat it or not doesn't matter.

If you want to understand your energy certificate, calculate your volume once with the basement and once without it: the variant that comes out to about 800 m3 is the correct one;)

Okay. that would be about 200 m2 of usable building area, but how do you calculate that now with the factor? 200*0.35 does not make sense?

Volume in m3 multiplied by 0.35 / m = usable floor area of the building in m2

Sorry, I remembered the factor slightly wrong:
According to the Energy Saving Ordinance, the value of the usable floor area is calculated using the formula “Aₙ=Vₑ x 0.32” or with the formula “Aₙ=(1/hg - 0.04) x Vₑ” for ceiling heights that are less than 2.5 m or greater than 3 m, calculated. Simplified, the usable floor area can also be determined by multiplying the living area by the factor 1.2

860 m2 is thus the (heated) volume of your house.
Note, ceiling height = clear height plus ceiling thickness plus floor construction (screed, insulation) plus floor covering.
