Buy property independently?

I would be interested to know why I should not purchase a plot of land myself on which my house is supposed to stand!? If I do not buy it myself, it (in the meantime) belongs to someone else – what sense would that make if I am supposed to be the owner of my house on my land in the end?

I do not want to rule out that in special individual cases there might be a plausible reason for this procedure, but I strongly suspect that this is utter nonsense.

On top of that, he would also have purchase incidental costs.

So we also bought the property ourselves. Took care of everything on our own and then paid out of equity... If you buy it through the planner, the commission he might want to skim off you immediately comes to my mind. The fact is, there is no disadvantage if you buy it alone, without his support... At least I wouldn't know of any.. We had none.. :)

I just thought of something spontaneously:

If the planner actually acquires the property and your project is delayed by "something" - what prevents him from offering the property to someone else (of course, it remains to be seen to what extent a contractual fixation takes place)?

Personally, I agree with the others: What advantage would it have for you to carry out the purchase through the planner?

I only see potential disadvantages if you agree to his proposal. You can arrange the notary appointment yourselves. Keep your hands off it and rather acquire the property directly.

How can there be a developer tie-in if the OP searched for the plot himself and can freely choose how and with whom he wants to build it? I also don't see any advantage for the provider in buying the plot and then reselling it to the OP; then indeed real estate transfer tax on house & land would be due but also a lot of effort & costs for the provider. Why should he take that on; already reducing his margin in advance? I rather see it as the provider intending to take care of the construction preparation and then there are no costs; unless, of course, this service itself is chargeable.
