Buy property - demolish old building - build new?!?

Hello,
I would simply get quotes from demolition companies... Then you will have an idea of where you stand.
We are also going to demolish a two-family house and then build something new.

Ours is a house from the 60s with 170 sqm of living space + basement and solid concrete ceilings. If we remove the floors, windows, doors, and the roof + roof structure ourselves, we had quotes ranging from 10,000 to 18,000 euros net for the demolition + disposal.

Maybe that helps you a bit.

Addendum: However, the price does not yet include the disposal costs that we incur for the waste from the in-house work. We will then have to pay for these container(s) ourselves on top.

May I ask in which region you live? More rural, more central?
What do you mean by "removing the roof" – the tiles also have to be disposed of (I have quite a lot)?!

The attentive reader will have noticed: in our area, not only are the land and real estate prices lower than elsewhere, but construction services and the like are also cheaper – at the same time wages are lower, which balances it out.

I have already thought about demolishing part of it myself. The roof frame is definitely too valuable to just "give away." The amount of dry wood can still be useful elsewhere. A friend who is a roofer said, after hearing about the idea: "Well, taking down the roof is really the smallest problem!"
Windows, doors, etc. are of course also work, but perhaps the motto "many hands make light work" helps there.

In any case, the figures you mentioned for your demolition don’t completely knock me off my feet at first. If I manage, I will try to talk today with a nearby construction contractor who also offers demolition.

I have also considered just leaving the house standing and building completely new – unfortunately, it stands on the southern side of the plot. There is space to build behind it, but who would build something new directly next to such a large ruin – it’s also a question of light. So actually not an option.

That answers my question about the disposal of the roof tiles. As I said, the roof is - like everything else on the house - just BIG.

Why shouldn’t it be worth it? Properties do not multiply and the selling price is almost a bargain. Unless you also “dream” of being able to build in proportion to the price of the land; that won’t happen. Find a demolition contractor and have him provide a demolition quote; I don’t trust cost estimates from architects.


To possibly realize this, an expert report must be prepared; no building contractor, or at least no reputable one, builds on unknown ground, certainly not on existing masonry.

In my opinion, according to all experience, you will not save money with this, since the building materials of older existing buildings were constructed without further insulation or sealing against capillary moisture or worse, if not directly in decay.

For all those still interested: the offer for the demolition is around €20,000 gross ... in total, so when you also consider additional costs, etc., the whole thing isn’t really cheap. That’s why I decided against the purchase.
