Buy property - demolish old building - build new?!?

The outcome or decision was (almost) to be expected. You have to consider why the owner offers the house with the property at (first glance) such a low price. The reason is relatively simple: because all potential buyers calculate exactly the costs you have now outlined, and then the previously low purchase price no longer looks so favorable.
