You will hardly find that out there. Model house parks serve to create a demand and – as the main goal – to claim the contact details of the interested party as their own. You must not forget – and Frechen is brand new – that the model houses are always better equipped than the actual construction descriptions of the providers. By the way, Frechen was only created to better serve the upcoming demand in Kerpen-Manheim; unfortunately, it is also only stocked with prefabricated houses :mad:


From this statement I can assume that you have not really read/understood the posts here on the HBF yet. A reputable provider of prefabricated houses is "always" more expensive than a comparable solid house provider. Any way, you have to decide for yourself which type of construction you prefer ... and this decision should definitely not be made dependent on the sales price!


THAT is indeed a very sensible attitude :)

We were spontaneously in Frechen today, admission was free. (Herr Ramsauer war anwesend) Result of today: 140 sqm without a basement is enough. Most houses have about 190 sqm, but a lot of space is wasted due to a huge hallway. The show homes in Frechen are of course equipped with every gadget and sometimes with pretty strange color schemes. The Fingerhut house appealed to us best in terms of layout. I really didn’t know that prefabricated houses are more expensive than solid house providers. The world only served us to get ideas and to see "live" what we like and what we don’t.

It mainly depends on the house you are building... direct comparisons are usually difficult...

The modern architect-designed house in Bauhaus style naturally costs more than the rectangular prefabricated house "Emma 125" with a gable roof and without bay windows/dormers

For a truly almost identical house in terms of living space, fittings, materials, technology, etc., the price will also be comparable... whether prefabricated or "brick-by-brick." When building with the architect, it ultimately also depends on what the individual craftsmen charge... prefabricated houses and solid houses no longer exclude each other today, by the way, if I am correctly informed...

That has never been mutually exclusive, but has always been a matter of personal wishes/preferences :D

I meant that nowadays there are also prefabricated houses made of "stone" where the more or less finished walls are prefabricated in the factory... just like with timber frame construction..

No idea if this has always existed like this or if it is a relatively new development.

So even if a house is made of "stone," it can be a prefabricated house.

After we initially stepped back from buying a house due to the high prices for reasonable plots of land, it has now come a little closer again. For your information: My parents have been living with my grandfather in the house for several years. My grandfather passed away last week. Since my parents do not necessarily want to move out of the house and my uncle and aunt would prefer not to sell the house to strangers, my parents have offered us the top two floors + terrace and garden, while they continue to live on the ground floor. (The house is on a slope location.) So far so good, the house is worth around 200k, built in 1966, living space approx. 180 sqm. We would completely insulate the attic and replace 2 windows; all other windows in the house are double-glazed. The bathroom and kitchen will be newly tiled, and part of the terrace will be redone because apparently the water does not drain properly there; the garage room below has damp spots. So my father needs a loan of 133k to pay out my uncle and aunt, and we estimate about 30-40k for renovation/modernization. My father is 50 and a civil servant; will he still get a loan? We would pay "rent," will the bank count that as income for him? Are the renovation costs well estimated? For the window replacement, I have budgeted about 2000€ (2 Velux windows approx. 1000€ + installation), the rest for a new staircase as there is a different access and insulation materials + drywall sheets. Electrical wiring was renewed about 13 years ago and at the same time the heating was changed from oil to gas (annual consumption 26000 kWh gas), as well as the side areas insulated. Furthermore, we have considered installing a photovoltaic system on the roof, as it is oriented north-south and there is an estimated 90 sqm of space on the roof. (House floor plan 10m*10m gable roof.) But is it worthwhile or will it be too expensive?
