I still don’t understand. You want a floor plan that is good and also works. You trust that prefab house providers have thoroughly planned and calculated their online drawings, which usually have nothing to do with the actual real thing later?

As far as I know, you can also hire an architect just to create the floor plan together with a client. That doesn’t cost a fortune. They are bound by a fee schedule and cannot charge whatever they want.

So my advice is to get help from a professional. Look for floor plans that roughly match your ideas, and then let the professional take over. If you overlook something as a layperson, you alone bear the responsibility for it. If the architect makes a crucial mistake, he is liable, as far as I know.

I understood it as him wanting exactly that. To pick the best from various floor plan templates.

Doesn't the building application have to be signed by an architect??
So you will need an architect after all. And I can't imagine that there are many (reputable) architects who would just sign the plans of a layperson (= non-architect)...

Then copy everything together and off to the building authority ;)
