are the sizes actually to scale?! because the square meter numbers seem quite huge to me. 15 sqm kitchen and then another 46 sqm living room? that would be a 180-200 sqm bungalow. that certainly doesn’t fit on every plot and is a real budget breaker just because of the huge footprint (with a city villa it would be about half as big for example). what’s with all the little room corners and such?!
with your current plan I immediately notice:
- where do the groceries go? in the kitchen? you’d have to walk through the whole house for that. the huge kitchen area really doesn’t have much storage space, a storage corner (often integrated into the utility room) isn’t feasible here
- utility room and technical room?! best to combine. also, house connections always have to be on the exterior wall
- terrace facing north? when do you want to sit there? the sun basically never shines there :) try east or west if south isn’t possible, but north?! (roof overhang)
planning a large bungalow is much harder than the usual types, since the layout there is usually much simpler (though you can also mess up a lot and there are many options). there are really many floor plans online, also get brochures from the major providers and look at their bungalow ideas.
even if it’s supposed to be a bungalow, with such a huge area you should think about planning a proper staircase right away (maybe a bit steeper, but definitely not an attic ladder) for the attic – and keep all options open to later convert it for whatever (party rooms, hobby rooms, youth rooms, etc…)
a house isn’t planned in 2-3 days. for €250,000 total it’ll be quite something, although without pictures we can’t know what cost savings or extra costs arise or can be saved due to the existing garage/technical room. it’s good that the house connections are already there. with rainwater there could still be problems because of the huge roof area and its infiltration (with an existing infiltration system)
Yes, it is at a scale of 1:100. What do you mean by little room corners? Groceries go in the garage and technical room. We have also already considered the staircase. The terrace facing north is not such a big problem for us. A garden house with terrace is also planned in the garden.
