Bungalow - floor plan - barrier-free

Hello everyone,
today we received a preliminary draft for our bungalow from our developer.
Note:
1. It is a barrier-free house.
2. On the south side, an 8-family house will be built (2 full stories), allegedly also barrier-free for seniors. (Before the construction, I will get more information about this, as the neighboring house influences our planning.)
3. The house will be supplied with district heating.
4. In this draft, we have a living area of 139.69 sqm and it must not exceed 140 sqm.
In my opinion, the living room is too small. Maybe it would be better to plan an open kitchen or perhaps forgo the study to get a larger living room.
What do you think about this layout? I would appreciate any suggestions and comments.

No, absolutely not - only relative to other rooms and passage widths might it appear so. 27 sqm living room is not palatial, but by no means small.

The hallway is just under 26 sqm, and that's without a wardrobe! Oh dear! A living room in a comfort apartment measures 24 sqm. In my opinion, that's way too big and unnecessary for a corridor. Plus some sqm for the hallway [emoji33]

Otherwise, I would never ever do without a bathtub in my own house. Your disabled child gets the 15 sqm room? Why isn't it close to the bathroom? I would plan a barrier-free shower bathroom and another normal bathroom. Visitors can use those too. The bedroom can also be smaller, 15/16 sqm is okay. The utility room has too many exits and thus hardly any space for storage. I know better designs.

I agree with you, the hallway is too big, we should also have a wardrobe. The hallway needs to be relatively wide and the doors 1 m. About the bathtub, I don’t know, in our last apartment, we had one (a bit older, I only used it once because it was so uncomfortable, the water ran back cold, and so much water just for bathing I personally find too much of a waste, I don’t know how it is with newer ones! Our son’s room should be close to our bedroom and be big enough so that if the bed is in the middle, there is enough space on the right and left for two people. But I also find our bedroom too big, it is usually mostly for sleeping. I have to agree about the utility room as well. Yesterday I was relatively satisfied with our preliminary draft but not anymore :( And thanks for the tips.

What do you think about the position of the terrace? Is it so important that it faces south (because of the sun)? Here we have it facing north because of our neighbor.

Southwest-west. The sun rises in the east, takes its course to the south, will set in the west, and can be seen in the north. Does not apply in Australia. Karsten
