You have received good advice: throw this draft in the trash.
Not everyone is capable of designing a floor plan and imagining how the rooms will actually look and feel. There is a profession for that, called architect.

If you want to try it yourself but really have no clue about the subject, there are countless sample floor plans on the internet that you can browse through and modify to suit your own needs.

And one more thing: if I really had no idea at all and came across such a helpful forum like this one while searching for information, I would first spend hours reading posts that match my topics and not ask the same questions for the 1,000,000th time.
If you had made that effort, you would already have realized that your price expectations probably won’t work out. Not to mention the floor plan.

But if you really want to build it that way and sell again in 10 years, then I strongly advise you to leave it be, because nobody will want this bunker. You will lose a lot of money. And this is a sincerely meant piece of advice.

Tell me: are you crazy? I’m giving you a neutral, comprehensible calculation for the essentials here, and you insult me continuously? You don’t have to take out your bad mood over miscalculations and incompetence on me or in this forum! Shame on you!

It's a shame that with such threads you usually don't find out how it turned out, for example whether the estimated costs were correct

I see the problem here that you want to provide a rather "primitive box," as cheap as possible, in order to sell the box at a profit after about 10 years. But it doesn't work that way. Firstly, you don't know what will happen in your own life during those 10 years, and secondly, the more is built, the more choice a buyer has. Not every house can be easily or profitably sold if the layout is a disaster. I live in such a large bungalow, but not in something thrown together like that.

As others have written, there are x sample examples online. I also believe that a young couple lacks the experience and foresight without the help of others who have built a house once or twice before. Kitchens are always a good example, where young people have no overview and get taken for a ride when buying.

You yourself introduced the set garden house as indisputable here in your first posts. You had also already mentioned an architect who was involved at that time.

Basically: whether it is wise to build something in a high-price phase that you surely want (or have to) sell in 10 years is quite risky. The idea of ever-rising prices in every region can also be a fiction. You should plan and finance solidly and be honest with yourself. Admittedly, it’s tough, but ultimately the price realities are as they are. If there is a rule of thumb of €2000/m² (which you find not only in this forum), deviations of 10%, maybe even 15% are quite possible. That would still be €1700/m². Take your assumption and calculate with it, take these values and calculate them alongside. Then you see the range and know what lies ahead.
The procedure seems a bit strange to me. Bought the land, and then surprised that at least €300,000 more will have to be paid for the house?

I mentioned it in the calculation because you obviously need a garden house or something similar (it's about construction costs) if you have a garden and terrace. But whatever: the user tucana1 no longer exists. #8 was probably decisive there.
