140 sqm x 2000 standard, energy saving ordinance, plastered plus 15,000 painting work and floor coverings plus 20,000 exterior facilities terrace, splash protection, driveway, carport, garden house plus 35,000 ancillary construction costs are unfortunately not €180,000 but €350,000!

The draft should be thrown in the round bin. It is so bad, thoughtless and illogical that it robs you of any quality of life. Off to the architect or at least copy a standard house from Scanhaus Marlow Marlow or Gussek. Sorry for the bluntness... but I believe there is something fundamentally wrong with your thinking anyway.

Well, can you give some tips for a change instead of constantly attacking and insulting me? If you can’t, then just ignore my thread. You’re just spamming here. We are in our mid-20s and have a question regarding the planning and the expected costs. Apart from meaningless posts and attacks, you have contributed nothing. By the way, I never mentioned anything about a garden house here. How do you even know that we want something like that? Well, good advice is expensive. We will probably have to pay someone to check this for us. I thought an old grandma with almost 20,000 posts in a free internet forum might have some meaningful advice; but apparently, that’s no longer the case.

I interpret that as an uninvitation, but everyone has to decide that for themselves – actually, a preliminary decision is otherwise an opportunity to reflect once more before taking the oath and to refine the quality. Applause alone does not help you move forward, and since in case of doubt the coarseness of my ice gloves is rather more notorious than that of Yvonne’s, I’d better keep my distance. Even if you wrap it up more nicely, you wouldn’t like the content any better. As briefly estimated above, your planned construction costs don't add up at all. Unfortunately. And it’s not because of the garden house. You absolutely (!!) should get a proper offer made. Maybe it’s best to also go to the bank right away to check whether you can even manage the project with realistic costs. Do you have a construction deadline? Maybe you can save up some equity for a few more years if necessary.

And unfortunately, your floor plan really isn't worth discussing in detail. There are so many different issues, which wastes unnecessary time for both the users here and yourself. One example is your extremely long corridor, without light, especially since you emphasize wanting little hallway space. You won’t be happy with that, the basis is already unsuitable. That cannot be adequately improved. Just google bungalow floor plans in your size. You can then adapt those accordingly; that will result in something you like much faster!

For €180,000 I unfortunately don’t see that... so not move-in ready... I think at least another €100,000 will be added. Plus additional construction costs and exterior facilities. I don’t find the floor plan very good, the kitchen is very far from the living room and the hallway feels narrow and dark.
