Hello everyone,
after 6 (!) months of waiting, the preliminary building permit finally arrived today.
Development plan/restrictions
Plot size: 1,114 sqm
Slope: no
Site occupancy index: 0.3 + max 0.45 with ancillary facilities
Floor area ratio: 0.4
Building window, building line and boundary: 5m to the street, otherwise NRW law
Number of parking spaces: 1-2
Number of floors: 1 (barrier-free bungalow), possibly a small storage room with a large roof pitch
Roof shape: doesn’t matter
Style: doesn’t matter
According to the neighborhood, rest §34 Building Code and NRW law
The house should be positioned in the center of the plot.
We have drawn up a plan.
On Monday, our builder is coming for the next steps; actually, we want to apply for the building permit this month.
A few things that interest us:
Unfortunately, the land market in East Westphalia is very difficult. We have been looking for a plot for a year. The plot we have now is also not 100% optimal.
We have therefore decided to build the bungalow on it, live there for a few years (maximum 10 years) and then sell it again to (hopefully) look for something more suitable in the city center. Of course, only if the demand remains similarly high.
Since we are still uncertain about the costs of our current building project, we would like to ask whether we can manage to build the 16 x 10 m bungalow as in the picture for €180,000? That was the statement from our builder. My father-in-law is a master bricklayer. He could also help us with the shell construction and interior finishing.
My wife would like to find a way to have as little hallway as possible. Are there still opportunities in our plan to save a few meters of hallway?

Does it absolutely have to be 160 sqm? For a family of four on a tight budget, 140 sqm of living space should also be enough.
We are also in the planning phase and intend to build a bungalow including a double garage. For a bungalow alone with 140 sqm, you have to expect at least €320,000 ready to move in. Probably higher. However, since we have no craftsmen in the family (very small family) and I am a mediocre handyman myself, we want to have as much done as possible.
