Building permit before construction financing?

I know it like this:
- You pay the architect for the respective service phases. I received and paid an interim invoice upon submission, and paid the rest after the application was approved (the architect didn’t have more to do since it was a renovation). Just ask him when he expects which payments.
- The invoice comes at the same time as the building permit or the rejection.

I paid €310 including expenses for my simplified building permit procedure (140sqm) in Bavaria. I would consider the mentioned €750-1500 to be too high.

Am I reading correctly that, with a financing already completed, you are afraid that the building permit will be denied to you? If that is the case, I can reassure you. I once looked it up in the Niedersächsische Bauordnung and assume that it is the same in the other federal states: the building permit is a binding decision. As long as you comply with the regulations regarding building law and the development plan, the application MUST be approved. Only if you deviate can it be denied to you.

We deviated from the development plan in our construction project. Therefore, we needed a simplified building permit procedure in Bavaria. The caseworker said that the project will only be approved if our neighbors also agree in writing. Therefore, it can indeed happen that a project is not approved. For this reason, we only initiated our construction financing after the approval. Yesterday, we signed the contract even though the ground floor with ceiling is already standing.

...how much varies from state to state. In BW, you can also transfer 2,500€ and not build a villa. If, as already mentioned, there is a development plan and you are not planning anything special, I do not consider it necessary to wait.
