Or the man goes downstairs to watch Bundesliga, ice hockey or football with friends and the woman has peace upstairs... that was the main reason why the room in the photo exists, so that one does not have to retreat to the bedroom when the other has visitors. It has to be finished by the Super Bowl.

If there was enough money, you could build here with a basement and overhang. That way, you would have a semi-covered terrace with an adjoining green strip for at least 3 blades of grass, comfortable children's room sizes, and a set-back with 3 rooms.

Something like this:







Please only consider the old-fashioned fences, cars, and furniture as mental aids. The kitchen could possibly be planned even more openly with an island, if desired.

I don't think the building line on the street is so bad after all, if everyone really does it. A quiet play street where the children's rooms meet in front and the parents call from the kitchen for dinner – that has something quaint and I can easily imagine it if you get along well with the neighbors.

It looks chic! There are a few cool ideas included, but I suspect that a passage cannot be realized according to the development plan. The same goes for the roof terrace, although I’m not so sure about that and will definitely inquire. What program did you use? CAD?

Oops, what an idiot I am. I just slipped over the floor area ratio. Yeah, a few centimeters still need to be removed. More like this:

I use Architect 3D from Anno back then – you can tell from the old stuff. But it's enough for sketches.

And one more quick tip for the basement if you are planning one. Also plaster the concrete exterior walls. Here, only 2mm of plaster is applied (normally the concrete is just painted), which does not cost much material and time, but it looks so much better and more homely.
