Good day,

I have decided to build a house 100% by myself. Since the house should not cost much, I chose the wooden house option. However, I have a few questions:


    [*]Am I even allowed to build a house completely by myself without a construction company in Germany? (I have no qualifications but plenty of experience with house construction)
    [*]Do I necessarily need an architect? Or can it be done without one?
    [*]Do I definitely need a structural engineer?
    [*]Do I definitely need a soil tester?

Is there anyone else I might have forgotten?

Now briefly about my house: Wooden construction Single floor No basement Flat roof About 140 sqm for the whole building – so 12*12 m

This is how it will look (Unfortunately, I am not allowed to include links here due to a fine of 200 euros)

I already have a plot of land in sight.

If it is built solidly, I consider it a myth that a solid wooden house is "cheaper."


You are allowed to a certain extent; the question is whether you can manage it without qualified supervision – at least a construction manager – and given your available time? For connecting the electrical and heating systems to the respective meters, you definitely need a craftsman with a master certificate in the respective trade!


An architect must create the building application, so yes.


This person calculates how what the architect has drawn is to be built; also yes.


If you are a fan of Russian roulette, rather no. If you want to be sure that your house will still stand intact at the same place in a few years – definitely yes.


Due to the large roof area, not inexpensive, in my opinion it should be in the range of EUR 210,000 - 230,000, depending on the standard and technology used, if you buy it turnkey.

Thank you construction expert,

the house will be very very light and built on a point foundation

(do I also need samples in this poor soil? - if yes, what would that cost?)



I am quite familiar with this type of construction, I have already built several similar houses but not in Germany.

Regarding electrical work, can I lay the electrical cables myself and only hire an electrician for the connection?
Or do I have to hire an electrician for the entire electrical work?

And regarding heating, it will be a passive house. So no heating.



The roof in this construction is very simple to build and requires very little material.

Hi, You want to build a passive house alone, without professional supervision? Well, have fun. What do you do for a living? You do know that a passive house is not just a passive house because it lacks heating? Somehow the house has to warm up...... and ideally not lose this heat

- Can you calculate the structural engineering on your own? - Who takes responsibility if your house collapses? - Do you know the currently applicable standards of the individual trades? You will definitely need an architect and that also makes sense. You won’t get an electricity meter without a signature from a specialist company – the same applies to a water meter.

I already have an architect in sight who will also take care of the structural engineering.



What are the costs here for the electricity meter and the water meter?

What still worries me is my flat roof,
because of Paragraph 34
Can I even get a building permit in Germany for my house?
