The financing would consist of 50K Kfw (under 2%), about 50K equity/contribution in kind (borrowed privately or saved up oneself), and 250K regular loan. We can get that fixed for 20 years at just over 3%, resulting in a slightly higher fixed rate.

At the moment, we could comfortably repay more for 5 years at least - as long as there are no children... ;-)

To reasonably accommodate your wishes for the house, about 150 sqm are needed. With clever planning, all rooms on the ground floor and upper floor would fit in a reasonable size. I would place the study in the attic, which should sensibly be bought "ready for conversion." Since you plan to have children only in 5-8 years, your wife can use a children’s room in the waiting loop of the upper floor as a study until then. You would therefore have enough time to fully develop the attic ;-)

Regarding the price information - TEUR 350 with basement - you can safely forget about that figure. For the 150 sqm plus conversion-ready attic, I am already at TEUR 245 on a slab foundation and without painting work, flooring, or additional construction costs; not to mention the basement (let alone finished as living space), garage, or land.

I can only guess who gave you these bait offers; they are not realistic values. Also, the plots in the rural surroundings of Cologne - where, by the way - are far from cheap nowadays.

So far, we have considered 1.5 floors with a basement. An office room, possibly a thin drywall partition as a separation. That would be achievable on a slab with 200K. Costs for a basement instead of a slab would be 50K including incidental costs, plus 100K for the plot – that's how it was composed.

Too simplistic? Or too cheap a provider?

How many square meters and at what cost for land and especially where in the rural area around Cologne? A bit more input is definitely allowed if you expect reliable answers!

Living area of the house approx. 100 - 140 sqm + guest room and technical room in the basement.
