Oh - hillside location more than possible.

Single-family house 120 sqm, Kfw 70 on slab: approx. EUR 192k
Usable basement: EUR 38k
Usable basement, converted into living space: approx. EUR 15k (partial insulation is no longer so easily possible with the new Energy Saving Ordinance)
Additional foundation costs due to hillside location: approx. EUR 13-15k
Basement sealing due to stratification: EUR 8k
Plot costs: approx. EUR 100k (only if municipal plot)
Additional building costs: EUR 35-40k
Carport 3 x 6: EUR 6k
Painting work in EL: EUR 10k
Floor coverings in EL: EUR 10k
Outdoor facilities in EL: EUR 10k
Reserve for extras: EUR 10k

All in approx. EUR 454k plus further special requests, such as electric shutters or chimney flue, etc.

Meh. That’s quite a lot of money.

How much leeway can realistically be created if, for example, you don’t fully expand everything right away and put in a lot of personal effort?

Who’s supposed to build at such astronomical prices anyway?

By "missing VAT" I meant you have at least 20% of the costs not appearing on your invoice. Added to that are the land and ancillary construction costs.

I think that is now also made clear by Bauexperte's calculation.

One has to quickly and realistically say goodbye to catalog prices.

And Bauexperte's estimate should make it clear that without equity, the chances of realization are probably close to 0%.

And even if Bauexperte were 50,000€ off here, maybe because one does not want to accept this number, it does not look any better.

I want to refrain from talking you out of your dream – to each their own – but to answer your initial question: "To build or not." Currently, no.

We were also in our mid-20s when we started dealing with building a house. Now we are 30, and looking at calculations from back then, we can only be grateful that we took this time. Either the bank would have stepped in in the meantime, or we surely wouldn't have built 'our' house, but one with 1000 compromises in which we certainly wouldn't have really felt comfortable.
