Build new or buy an old house?

There is a plot of land for 75,000 that is still available. But I haven't bought one yet. Otherwise, it is very difficult to find one in the area.

Above all, the exterior shell looks absolutely top-notch, obviously no roofing scammer has ever been involved. I would also leave the windows in place without concern (and we made most of our money with renovation windows). The only thing that would be worth a small inquiry for me are the condensation stains on the gable facade. But I also do not consider those to be alarming, and overall I would at least not think of insulating from the outside. If I were interested in this property, I would research the reason for the sale. The location alone probably isn't the reason; you can get away well from the middle of nowhere via the A45, and there is still work around Siegen.

Ok, let's take a look!!

The reason is that the owners built a penthouse apartment in Siegen. Unfortunately no divorce :,D

The location would be perfect regarding the connection to work, and it is somewhat secluded there as well. Maybe a car passes by every hour or so.

Now it would be interesting to know what ancillary costs to expect with 180 KWh/m²... so the ones that are really realistic..

However, the following are not included in the price: The fireplace The kitchen The pool in the basement The sauna in the basement So these would have to be purchased separately. Depending on the price, we would only be interested in the kitchen.
