Build new or buy an old house?

Clearly: it depends.

You have to like the location. The property itself as well. Without knowing 2., no judgment is possible. The oil heating system could be outdated or from 1973, including the tanks. The electrical system can be old, the roof as well. The façade does not necessarily have to be insulated. More important is the roof or the top floor ceiling. Basement ceiling if possible as well. There is too little information to give reliable figures. For 1., I think you will be heading towards €500k. After deducting the ancillary purchase costs, you can still invest a good €100k in 2. before the prices are identical. However, depending on the condition, I do not see 2. as significantly cheaper.

So, the used house seems very worth considering to me.

How large would the plot be for a new build? Would there also be a basement? And, as mentioned, the outdoor area.

According to the description, good investments have always been made in the used property, including the electrical system, the bathrooms, etc. The photos also speak for themselves.

The roof could be a sticking point.

My conclusion: If the layout and location are right, then property 2 would be very far ahead for me.

Now I say 2.

Windows from at least 1998 are OK. Have them adjusted once and then it’s fine. New ones are not financially worthwhile.
The heating system is still good for many years. Pay attention to maintenance.
It says that the attic was insulated. Also good!
Facade insulation can be done. It is subsidized as far as I know. The problem here is the small roof overhang, which causes additional costs.
The location seems quite good. From the appearance, regular investments were made.

Only you can judge the price. It will definitely not stay at the 410k from 1.

Purely together with the appraiser. If there is nothing serious, I would probably prefer that.
The location has to suit you and the floor plan.

Unfortunately, that does not exist, because there is almost nothing available in the area...
If very steep on the slope or very expensive.
800sqm at least 90,000 in good location and upwards.
There would be no basement with the new build.

Yes, the roof looks quite old..:/
