I would inquire at the building authority whether exceptions for a [Mehrgenerationenhaus] might be possible. These are actually intended. Maybe paying a fee instead is possible after all, because you really can't fit three spaces that way.

Apartment buildings and semi-detached houses are deliberately not desired. Only a granny flat, which makes up about 1/3 of the area, is allowed.

It is a granny flat. If those are allowed, then there must be an exception, or am I missing something?

Where does it say in your texts that parking spaces are not allowed on the right and left?

Also, I don't see why you can't build a garage + 2nd parking space behind it next to the house and a 3rd parking space in the front garden?

Recently I read here, unfortunately I can no longer find the passage, that the building authority is "obliged" to be available for consultations. Accordingly, it would also be possible to make an appointment with the building authority and ask them for suggestions. I assume that if there are any "tricks and tips" on the topic, they know them and will be happy to help you further. For the appointment, it’s best to bring grandma and the child along; I assume the staff there genuinely want to help you.

The regulations differentiate between "covered" and uncovered parking spaces.
