Do you need the building approval from the building authority?

We had to submit a completion notice to the lower building authority (in our case, it was the district). Our architect took care of that for us. No one ever came for inspection or acceptance.... The notice must be created 2 weeks before the completion of the building... and I had to submit several certificates (acceptance of the heating system by the chimney sweep, etc.)

It's strange, Germany the country of rules and then there is no final acceptance for a completed house.

What if there has been botching? What if the separate building documents have not been adhered to. As in my case now, the soundproof insulation is noted under separate building documents. (Since it's a semi-detached house with an internal wooden staircase on the neighbor's wall)

The seller says the insulation is there, so do I have to believe him now? What if not? And what if the neighbor sues later?

What if there are inconsistencies in general later? Then I am responsible for it.

You don't really believe that a building authority checks whether your BU was built properly. And checking whether the development plan was adhered to is easy.

Whether the staircase was installed with or without soundproofing is so what to the building authority. Whether the hut was built 2m higher than allowed, not.
