A note at the bank is sufficient here to indicate that you want and plan to build with KfW.

No, it says that the applications must be submitted _before_ work begins; that's also how I remember the procedure. But in the previous post you wrote "Applications to KfW can be submitted _up to 3 months after the start_"; that's the only reason I even responded.

If by _start_ you mean awarding the contracts, then that works. But if even a stone (I even mean soil) is moved _before_ the building permit, the funding is lost.

My bank would agree to a fictitious financing, basically with the expected conditions (we are speculating on 3x 100,000 euros fixed for 20 years KfW 153 for an efficiency house 55).

The current plan is that after the building permit is approved, we will finalize our financing; construction wouldn't start before March anyway. Applications to the KfW can be submitted up to 3 months after the start, so we are sure to get the new conditions. The only problem is that quite a lot is still uncertain and currently no one really knows what is actually needed and how to best approach it.

3x 100,000 via KfW? How is that to be understood?

100,000 euros per housing unit, we are planning 3 housing units, therefore 3x 100,000 euros KfW 55.

: the decisive factor is the first sod cutting, nothing has happened there. The land purchase is still ongoing, building application submitted, but no approval yet. We had the first talks with our house bank in September 2015, thus the memorandum for KfW 55.

How is the start of construction exactly defined? Submission of the building application? Work on the property? Does the planning of the house also belong to the start of construction?

Does anyone already have comparisons so that one can better assess what is really needed and what the cost of this can and should be?

And what additional planning and construction supervision costs are added then?
