Build a new 350m² single-family house in Wandlitz

Hello everyone :) We have developed a concrete plan for how the house should be built both outside and inside. Due to the large living area, my wife and I have different opinions on who can realize this to our full satisfaction. I am in favor of handing it over to a developer, my wife leans more towards involving an architect who puts the individual trades out to tender and awards the contracts. She has concerns that the planning through a developer, regarding technology such as heating planning or electrical installation, etc., is not ideal. Which companies have you had comprehensively good experiences with in the vicinity of Wandlitz? Friends of ours think it might also make sense to request offers from good solid companies from neighboring Poland, for example for the shell construction. It would be great to be able to give a "new resident" maybe a few well-founded tips. Wishing you a nice evening :)

Even with an average-sized house, foregoing a freelance architect does not lead to savings – with the targeted size, you actually pay a hefty price for it. This is not the domain of general contractors (whom you most likely mean; a property developer sells houses or construction contracts along with land). An experienced architect will not exclude general contractors from a tender and will often recommend them during the awarding process. For "such a large house," it is also worth the "effort" to develop your own concept of a construction specification, and upgrading beyond a usual general contractor standard easily becomes "unpayable" in the total amount. Furthermore, I would never waive the input of a specialist, no matter how polished I considered my amateur plans – and an all-inclusive building permit planner aka draftsman will never honestly tell their client the hard truth. I see a general contractor limit at 200 sqm of living space – are you legally insured?

It will be the same as in all fields; those who do not deal intensively with the individual trades themselves—and that is only possible if they have a solid technical understanding and also have the factor of time—must have an experienced professional by their side.

I would really like to discuss directly with a neutral expert for energy production, heating, electrical work, shell construction, etc., and to create a corresponding precise specification of services.

Only when these detailed service descriptions are roughly established does one look for the contractor for all the then necessary work.

So the next step is the search for the neutral experts :)

Of course I know this :) The floor plan and its concept are also something very special. Ideal for a larger family.
