The brokerage contract is completely normal. The broker only has a claim to his commission if a notarized purchase contract is concluded. You have to enter into this as a community of heirs, so only under the conditions you desire. There are no pitfalls or anything like that. If he doesn't find anyone who pays your desired price, he won't get any money.

I would not sign this contract because it effectively prohibits you from selling the property without the broker. The exclusivity clause is common (so you are not allowed to hire multiple brokers at the same time). But here you would even have to pay the broker if you were to buy it yourself. Or maybe your friend from the club whom you tell about it. I would insist that this passage be deleted.

And the adjacent plots, which are also not yet building land, what kind of plots are they, who owns them, what is on them? Does the total mass of the plots provide enough space to build 30 single-family homes including roads? Do you know who owns the adjacent plots and what their plans are? Does the plot have access to a street within the city, with a sidewalk, etc.? Put the plot up for private sale on the internet and that’s it. Or buy it from the other heirs for €12/m² and wait 30 years to see if anything happens. Until the plot possibly becomes very valuable, you pay the ongoing costs.

This is also completely normal. If you hire a broker, they naturally want their commission. If you take care of it yourself, you don't need a broker.

Because my question was whether I have to pay anything if it doesn’t sell or an offer is rejected… why I sell it and give it to a broker is actually my business…

08/15 exclusive brokerage contract. That is simply a standard contract. Earned commission upon completion of sale, so not a mere proof of agency agreement.

Apart from that, I would not sign it, however, as it is not worth the effort and the property will not be sold anyway. At least not at the desired price. But you don't want to hear that.
