I don’t really know myself anymore by now ;) I think the train of thought was as follows: if a DH was planned on a property from the outset, the sister-in-law should be aware of it, so inquiries are unnecessary. In the case of cross-property DH, it would have to be closed. But anyway, there has been no news from the OP on one side for some time. If there are any uncertainties, he will surely get in touch again.

Well, with a width of 11 m and the neighbor having built on the boundary, if the distance has to be transferred to the own property, only 2 m of house width remain ... 3 m to one neighbor and 6 m to the neighbor who built on the property boundary ... When building as a semi-detached house, a maximum of 8 m remain for the house width.

No, it's still not called "g" - with less than 50 m distance between the house gaps, it remains an "o". If they are E properties, the original poster must know whether he has a setback area transfer from the sister-in-law recorded in the land register, since he or his predecessor must have agreed. Then - as I already said and Kerstin repeated earlier - only 2 m width would remain from 11 m (or 3.5 m in BaWü). If they are E/D properties, then the sister-in-law has chosen option D for both properties (and then - as stated above - 8 or 8.5 m width is possible).

Hello everyone,
thank you very much for the many pieces of information.
We have now made quite some progress with the information gathering regarding the development plan, building envelope, and what is possible/what is probably not:
- there is no development plan
- there is no building envelope
- there is a building obligation (easement); accordingly, a semi-detached house must be built in order to maintain the "semi-detached house character" (according to the building authority)
- a distance of 3m must be maintained to the other property boundary

With this information, a width of max. 8.19m and a length of approx. 10.20m results (where an extension of approx. 2.5m could be approved, since two houses further a permitted conservatory was built).
Since the semi-detached house character should be preserved, the roof shape and pitch are specified, the max. ridge height will be 9.40m.

Let us come to our current considerations:
- building with a basement -> very expensive, since the other semi-detached house does not have a basement and thus support work for the gable is necessary?
- is the assumption correct that building a solid house in standard design will cause costs of approx. €2300-2400 / m² living space?
- do you have spontaneously from your experience a provider / house model in mind or know a plot with similar character / dimensions which has already been built on?

My spontaneous inclination based on the current state of knowledge is to advise you to consider favorably the idea of building a non-cellared allkauf house as well. Point 2 certainly not because it would be my favorite house provider, but because I consider both halves from a single source most conducive to the likelihood of a good fit; and point 1 because “cellaring after non-cellaring” in my opinion is the most unfortunate unequal semi-detached house constellation. The provider specializes in shell houses, i.e. "from the shell construction" the way is clear to cook a different soup than the sister-in-law in the standard. What exactly were her discouraging experiences?

Good evening,

we are currently also searching or in talks with Allkauf Haus and Gussek Haus (offers a clinker-hybrid house wall) and two independent architects. If we receive further information here, we will proceed with the further planning.

I can only roughly outline the experiences, as I myself was not yet "part of the family" at that time:
- Planning start to house erection: approx. 3 years; there were several major delays throughout the entire process (according to sister-in-law mainly due to the "incompetence" of the Allkauf Haus architect)
- Construction quality poor -> electrical, sanitary installation executed incorrectly; defective plastering,.. (however, this does not necessarily have anything to do with Allkauf Haus - it is more a problem of the "dumping prices")
- other problems which, in my opinion, could have already been clarified / addressed / eliminated beforehand.

All in all, we are open to all options and like to be inspired by some offers and elaborations. Fortunately, we are not under time pressure.

I think we can close the topic at this point - as soon as things move forward, I will possibly open a new topic in the appropriate forum.
