You definitely have to comply with setback areas and other conditions for dormer windows according to BayBO 2021. The BayBO was amended accordingly in 2021. Perhaps the architect is somewhat older?

Thank you for your tips, that sounds like there is hope, I will try to get an architect involved, it sounds like it might actually be sensible. And indeed, the architect I asked is already close to retirement.

The large plot of land is still lying fallow and waiting for the funding and interest rate situation to improve a bit... commuting 80 minutes a day was definitely not an option. Unfortunately, you can't rely permanently on home office. Maybe something will come up when times are better again. Luckily, there is no obligation to build.
