- No, you don’t understand. You were never eligible for funding from the beginning. So what should you have expected? I was eligible and therefore definitely counted on the money. And for 1 1/2 years, everyone in my situation was supported. I have completed the declaration of division entirely. Only the land registry entry is still missing. In my eyes, there is a significant difference between the two of us.

A semi-detached house for 190,000 euros a gift? Then unfortunately you don’t know much about real estate prices. The prices are extremely dependent on the location. In our area, you can get many houses for 150,000-200,000 euros. I don’t live in a big city but in the countryside.

What I don’t quite understand now (as mentioned, I am also a property owner).

You write about one and a half years ago, when others received the subsidy.

The child construction grant has only existed for half a year, or did I miss something?

I’m also annoyed that we probably won’t get it anymore. The option of an interim sale to a third party could possibly still be a possibility.

We have also already invested about 1,000.00 euros in tax consultancy fees.

For me, although I myself am eligible for funding, it was not understandable why the acquisition from relatives was not excluded from the outset.

As I already wrote, I can’t imagine such naivety that this wasn’t seen/considered beforehand.

In my opinion, they let through those who should have been allowed through, and now they are closing the door with the justification that one couldn’t have anticipated that something like this would happen.

It’s just like in our community: 400 terraced houses are being built and now people wonder where all the children are coming from... so more daycares, kindergartens, and schools are needed, that was not expected. Only singles and retirees move into terraced houses anyway.

Well, whatever. I’m annoyed too. But it is not decisive. I always expected that they would change something and that we wouldn’t get it after all.

We’ll just have to pay it off "normally."

It will probably only become problematic in cases where the financing is so tight that the child construction grant was firmly planned in.

Are there such financings? From my perspective, it feels like everyone just takes the money, but it would work just as well without it. Most financing structures don’t even take the Baukindergeld into account. I have firmly planned it three times so that the 10-year loan portion is close to zero at the end of its interest rate lock. Let's see if it works.

They will still come. First, it is our turn, who did not factor in the Baukindergeld in the context of new construction financing because it has been officially decided for less than 1 year. At the end of June it was said it is coming, and at the end of August the first details were available.

As far as I know, applications could be submitted retroactively from 01.01.2018.

Nevertheless, hardly any applications have been approved and money paid out so far. I suspect that all the borderline cases from the first 1.5 or 0.5 years are still pending, for example the family member purchases as mentioned here in the thread. Hence also the new guidelines finally now.
