For 10T I would have the floor coverings done. No, that item is already included in the house costs with 3000€ (Planeo vinyl flooring with insulation + skirting boards).

There won’t be any big surprise for the foundation in the ancillary building costs, since up to 80cm is already included in the house price, and the soil survey says 65cm. So I think that fits.

The list currently looks like this:

Utility connections supplier: 7,500,-
Construction power/water: 1,000,-
Removal of excavation soil + backfilling: 2,500
Surveying costs: 5,000,-
Fees/offices: 2,500,-
Outdoor facilities: 15,000,-
Connection drainage cistern + overflow trench system street: 1,500

Makes 35,000 + 15,000 buffer

Depending on what is left of the buffer, it will be used for the sampling, otherwise we will definitely live with the standard for now (which in our opinion is not so bad at all)

Watch out, skirting boards can be expensive. How many square meters do you have to lay?


Will that be enough? For us alone, sewer costs almost that much. So is sewer already included?



Given your situation, I think that fits well. I would explicitly include €10,000–20,000 for sampling in the financing; it’s easier than getting tight on money later on.

Regardless of the size of the house / extent of the means... I imagine life in old age WITHOUT owning a home but WITH proceeds from it to be more carefree. Maybe abroad, or a nice rental apartment or a nice condominium... or or or

Also an interesting point of view, but one I don’t identify with. Our children also had rather small rooms in the old house – about 10 and 12 m². I found that extremely small. It’s not really the furniture that necessarily needs a lot of space; for me, it’s more about free space. Of course, a certain basic area is needed for the furnishings. Bed, 1.5 m wardrobe, shelves for books and toys, desk. When the Duplo box is emptied out, the 10 m² room is full. Our children have 26 m² rooms, so the Duplo train can stay out for two days, and some friends can still fit in the room.

Space and area are naturally a luxury, that’s true. With some of the floor plans posted here in the forum, I would definitely feel a lack of "space for people." The large sofa is next to the dining table next to the fireplace next to the kitchen island in the living room, and the "traffic routes" are far too tight; you can’t even speak of open spaces. I want to allow myself this luxury of free space in any case; for me, it would have a higher priority than a fireplace, electric shutters, or the coolest Keuco washbasin. As I said: to each their own. It’s about priorities here. We will be happy if another room becomes free; then we can separate the guest room from the study and finally have space for the library.



As a young family or if you still want children, I would of course plan a family house and not a retirement home. We are not talking here about builders who are already close to retirement. If I had to build with the awareness of "having to spend my whole life there," I would abandon the project – why should I submit to such a compulsion? I see it more like Steffen: the house will be gone in old age.

In old age, the house goes away.... many are doing it like this at the moment. It also fits: family home sold (us too), bungalow/condo built or acquired. It almost evens out. But: it has to. At 60, you hardly get a loan anymore. At least if only short-term loans. Having to pay rent with your future pension expectations... well, better not. It would be better to build now in such a way that it still fits later or can be made to fit. Karsten

Why not pay rent from the sales proceeds and continue to raise the standard of living, that is, as long as you are fit, still take a few nice trips, etc.?
