I understand the objections and I would definitely prefer less credit. I am still waiting for the conditions, also hoping for a combination with the [Familienkredit der SAB] in the amount of 100,000€ over 25 years with 0.75% interest.

There is also a [Typenhaus] from one of the providers which is a bit smaller, costs about 20,000€ less but is also a compromise.

Maybe you should do without geothermal energy and the fireplace. You can also get by without [Kontrollierte-Wohnraumlüftung]. Then better a bit bigger, with 2 children 140sqm is quite tight, I guess.

Two children fit comfortably in 140sqm. Three children also fit without having to live in storage rooms. Of course, a spacious house is more comfortable. But it also needs to be cleaned, and after 20 years, the children are gone. Then it’s too big and sold...? Or you build sensibly and make sure that not too much space is left empty and reserves are available for barrier-free living.

Haven't you forgotten the remaining floor coverings in the 334T? So add 10T. Otherwise, 50T including outdoor facilities is a bit tight. I would add another 10T to that. And another 10-20T as a sample buffer. So 30-40T more. I would personally still consider that relaxed if you manage to consistently save 1500 already today.

Those must be the houses with the 12 sqm mini children's rooms, I assume. For me, building sensibly means that everyone can live in it spaciously, and that means "now". Otherwise, better rent, then you are flexible with the size.

I believe our expectations simply differ. Even huge bathrooms are personally not important to me. But I will still gain experience when the children are older and have demands. In any case, I had no problems with my small children's room. Instead, I found it pleasant to have a garden, for example. Rental apartments are often at a disadvantage there. Yes, always this "now"! My aunt/uncle had to move from ownership to a bad rental apartment because the stairs were no longer manageable in old age. Rarely have I seen my uncle so unhappy. If I had the opportunity to build sensibly for the future, I would do it too. And sensible means for me in this context to consider the time beyond retirement. Especially in an aging society.
