If you have no knowledge of construction, then the offers are correspondingly bad, and in the end, money has to be spent on changes. You pay your dues, I know from experience. And it is much more stressful to have to do everything yourself. It takes a lot of time to always be able to discuss everything on the construction site.

In general, I trust an architect to create a proper and complete tender, which makes the offers better and cheaper.

I was just as naïve at the beginning of the construction. Everything you do yourself is 100% and checked double and triple. The architect doesn't care at all about that, he just wants to make a lot of money and your money for the trades doesn't concern him... quick money counts

Doing the tenders yourself because the architect is too expensive? You probably also draft all the contracts yourself because notaries and lawyers are overpaid anyway? Well, no risk no fun

Well, I only know people who awarded contracts themselves. But as I said, you can also pay for everything else. Everyone has to decide for themselves, you just shouldn't complain about how expensive everything has become, right?
