Are these costs still normal even in these times?

The shell of my solid wood half-house with just over 130m² only cost about 120K (including roof! and insulation made of wood fiber insulation boards according to Passivhaus / KfW 40+ standard). The shell was completed with 16% tax just before the end of last year.

As mentioned above, 50K for the architect is insane, we pay less for the electrical work for 300m² of living space (although here we do a lot of the work ourselves but it is "smart").

Do you mean entrance doors or interior doors with apartment doors? 8K is already a lot. How many doors are there?

So for the electrical work in a single-family house, we only paid 20k and really didn't do a single line ourselves. This included the wallbox, heat pump, and ventilation. Similarly large quantities were planned for sockets and switches.

I also find 30k very expensive for such a small object.

30k baths could be about right, I’m now assuming at least 2.

So: Architect does basic evaluation (2 %) preliminary design (7 %) design planning (15 %) approval planning (3 %) execution planning (25 %) preparation of awarding (10 %) participation in awarding (4 %) site supervision (32 %). I took the information from the contract. Since he is a friend of the family, I do not assume that he will rip us off. Maybe it is also 40k €. He definitely works a lot - the new building part is not standard, because due to restrictions on the maximum building height and because of the existing part, a lot of looking and thinking has to be done. He not only planned the house but brings in all the service providers, puts the services out to tender, coordinates, etc. We have been working with him for a year now. We have no construction coordination. If he would earn less, I would find other things on the house overpriced. In a down payment we made, 39,776 were stated as 100 % fee claim, plus 19 % VAT, that would be 47k €.

@ibnan: Yes, but when? The carpenter wanted only 103,000 € in March (already after price increases). Included are assembly and insulation, with ceilings, but without roof.

By apartment doors I mean 2 apartment doors and interior doors. This is also only a rough estimate.

There are 3 bands ([EG], 1st floor, attic).

Electricity: I checked again, the first offer was only 25,000 €.
@YSOP: When did you build? So, besides the smart blinds we also have 24 LAN connections. The meter box will be redone. Hmm.. so I had two offers, so I think 25 k€ is the current price?

That everyone always has something to criticize about the architect's costs. With eligible costs of almost €500k, that is a normal amount if he receives all service stages. And beyond that, I would say renovating with an architect is more demanding than new construction.

We are currently renovating and I would be very happy with a 30k quote for a total of 2 bathrooms ;-) this will probably be more expensive here, but we do not have a final offer yet. For 3 bathrooms, I consider that very cheap.
