Architects' costs tender for a basement

Not overall planning, only the tendering you mentioned and involvement in the awarding ==> service phases 6+7 The house is not really cheap (300 sqm total area, 250 sqm living area, very high-end fittings), only our planner can answer the question about the price. However, it was correctly calculated according to HOAI and a fixed price was made from it.

What is the size (external dimension) of each cellar or are they all the same size? Should they be purely utility cellars or residential cellars? Is the architect supposed to tender only the cellars or also the house(s)? What approximate costs has he assumed per cellar; or what is the basis for the cost estimate of EUR 5,000 for 4 cellars?

All basements are the same size; it is a terraced house estate. The basement is intended to be used as a living basement; accordingly, insulation + clear room height are required. The architect should really ONLY specify the basements. An initial cost estimate after obtaining the soil survey shows costs of approximately €60,000 per basement (excluding interior finishing as a living basement, which would be added but we would do ourselves).

Then I come back to my first post; that's roughly how I had imagined it.

With the fee you have been promised, the architect is at the lower end of the HOAI calculation basis (there is always a minimum and a maximum value). So rather inexpensive than expensive.

How do you come to the conclusion that it would be expensive? Just because it is 4 almost identical cellars, the work does not become less. I guess you are not aware of the scope of tenders ;)

Thank you very much for your answer. Just to make sure I understand correctly, one more question about the HOAI calculation: I would then take 4 x €60,000 as the chargeable costs in Fee Zone III and would arrive at approximately €4,580 when applying the minimum rate according to the HOAI calculator for phases 5 + 6. Correct?

Hello,

No, not quite.

Each basement is calculated individually; after all, there are also 4 billing addresses. So fee zone III with the value TEUR 60; in the result you will find that your architect is offering very accomodating terms.
