I didn't want to open my own thread yet, if I can maybe find many answers to my questions simply by reading existing posts or websites :-)

Oh, forget it, not only is it unnecessary, it’s also not recommended: over 19,400 posts are not meant to be consumed as an overkill. Access them through concrete questions, even if translating those into the admittedly improvable search function here takes some practice. In my opinion, the most valuable part of many of my posts are the collections of links to other local posts by other forum members anyway.

Don’t get too drunk on reading. You can quickly get lost in builder information if you don’t actively sort it. And the more you tell here about your building project, the better you can be guided. Then the infinity of amazement over all that knowledge, much of which is rather distracting, clears up. At least tell us where you stand: is it just a wish, or do you already have financing or even a plot?

When and how to wisely deviate from the schedule will be explained in later episodes as well. And you have found the contact option by now too :)

Here is an example for clarification: We had commissioned our structural engineer for a small renovation with service phases 1-5 (!). We received an offer with service phases P1-4 for about 3K. I then called him again and made it clear that we were serious and definitely wanted phase 5. A new offer came back with 12K, which we accepted.

No one can really start building with the approval plans. These are just sketches so the building authority knows what will ultimately be built somewhere. The execution plans (service phase 5) are the actual plans that can be handed to the craftsmen and where every pipe and conduit should be entered. Here, the planner has to invest brainpower over several hours and find and represent a solution for all trades. With these plans, construction could continue even if the architect suddenly emigrates to Australia.

Thank you for the cost examples @ . I will definitely ask beforehand what the cost of service phase 5 is. Because actually (according to HOAI) the costs of service phases 1-4 (27%) are about the same as service phase 5 (25%) alone.

We managed to get a fixed price for it 2 years ago (phases 1-4 + "a part of 5" + energy consulting as a package) separate from HOAI. Maybe the times are better now to achieve something like that again?

In my opinion, the surcharge and the hesitation show the architect's intention to only provide the less labor-intensive phases, so it should be read as a defensive offer. I probably wouldn't have commissioned him.

From my point of view, however, this is only a minor reason for the popularity of the scope "phases 1 to 4". Many clients simply look for a non-contractor-bound rubber stamp (because on the one hand the authority says, submitting the application yourself is not allowed, and on the other hand, those wishing to build lack awareness of the importance of the detailed plans). They consider the "house of Nikolaus" from the application illustrations as "THE building plans".
