Architect has not delivered - who will bear the costs?

450k is supposed to be enough for just a small cabin?! According to that, a 130sqm house without extras costs about 3500€/sqm?! It's getting ridiculous here slowly....

Then tell us what was planned after the turning point.

Which specific costly items did you give the architect the green light to cut back on so he could reduce the price?

Not to forget, in Bavaria for example, the construction costs are about 30 to 50 percent higher than e.g. in Meckpomm. For 450k you can already get something decent, but only a house including ancillary costs. Most want a garden, basement, garage, and kitchen as well...

When you read your wish list including the requirement for a slope, I almost feel sorry for the architect. Your list is impossible to satisfy. The question is: how would anything be communicated? Considering that you already faced resistance regarding the budget here in April and simply ignored it, how did you deal with the architect? I don't want to judge anything here, but you should maybe put yourself on trial regarding the demanding slope house in relation to a normal budget. I agree with that. But probably without a slope and granny flat?! A granny flat simply costs just as much as the main house, namely about 2000/sqm flat rate. So if you plan a 60sqm apartment, that's 120,000 on top of a single-family home. Every builder here who wants to receive the subsidy forgets that. They believe they are making a profit, are doing well, get subsidized... and (sorry) don't realize the miscalculation anymore. You don't have to sugarcoat that either.

Don't compare a general contractor-type house including EL with an architect house!

The main difference is probably the size. The house of KEVST's friends is likely around 150 sqm, which is only about half the size of Johann's initial plan. In addition, there are architecture, slope, and equipment.
