The slope also costs money in the outdoor area. Don't underestimate that. You can get more living quality for less money if you do without the [Einlieger]. You don't take on more debt just to maybe pay it off with a lot of luck. A slope does not force you to have an [Einliegerwohnung]! What do you do if the tenant doesn't pay? That's not unusual. Where is your buffer? Draw the furniture to scale in the floor plan, including the necessary movement space, e.g. the chairs at the table (which is very small) are occupied.

How is a larger window supposed to be installed in the storage room in the basement, there is your terrace above, or is that mistaken? The granny flat is probably only suitable for one person or a newly in love couple who like to be close to each other. I wouldn't want to accommodate my parents there - alone because of the small bathroom. That is not at all suitable with a walker or similar. I would completely restart the planning. The other things like access to the private rooms only from the living room, etc. have already been mentioned. Please be very careful with savings through DIY work. It often saves much less than you think – and also costs valuable time. Especially with three children, you are often challenged in other ways as well.

Regarding personal contribution
Google "Verband privater Bauherren."

To adjust the estimated costs to the budget, you must provide almost 500 hours of personal contribution. That would be 3 months full-time without public holidays, vacation, or sick leave.
The list already includes the interior drywall partition walls as personal contribution. Nothing about painting and floor coverings.

The idea of bringing in the parents later is nice. The [Einliegerwohnung] is not barrier-free and therefore not suitable for seniors. And seniors often cannot be cared for on the side. This often requires a plan for 24 hours 7 days a week. This is not only necessary when they are completely in need of care.
