Hello everyone,

we are about to submit the building application and hope to receive some criticism & possibly suggestions for improvement.

Unfortunately, we do not like the attic at all. The slanted wall looks like a makeshift solution, and the children's room is way too big for that.

Otherwise, almost everything fits. From the dressing room to the hallway, we would still like a sliding door to have two accesses.

However, we would be grateful for any suggestions.

Hello,

the following points come to mind spontaneously:
- Position of the house on the plot: You have a mini south garden and a huge garden to the north. Can/will/are you allowed to move the house further north?
- Very many different window sizes and asymmetrical arrangement, which looks restless on both roof slope sides. East and west windows look to me like arrow slits. Why do you want to let in so little light on these sides?
- Ground floor
-- Large window in the north + door in the north to the technical room: What are these supposed to be used for?
-- Why the kitchen and pantry in the southeast corner and not in the northwest corner? I would consider swapping the living area with the kitchen area.
-- What is the space between the technical room and the stairs supposed to be?
-- Is the staircase open (wooden stairs) or closed? If closed, the passage is quite tight.
- Upper floor:
-- Windows as described above.
- Attic:
-- I am missing the 2-meter line. Or is there not even a height of 2m present? It looks very tight in the sections.
-- If I project the door height of the bathroom from the section onto the children's room: The "tube" behind the stairs is dead space or a "cave". Is this room supposed to be inhabited permanently? I think I would feel "punished" compared to my siblings. How much living space does this room have?
-- I imagine the office very difficult to work in.

Overall: Regarding the requirements interpreted from the floor plans (3 children's rooms, office, sauna) I would consider giving up the dressing room, placing the bathroom instead of the dressing room (without sauna), and replacing the bathroom with the third children's room. Upstairs then possibly a bathroom with sauna on one side and the office on the other side.

Hello milkie,
The floor plan looks so familiar to me. Is that a freelance architect? Then I would find it pretty weak.
Except for the attic, quite solid, but wouldn’t win any beauty awards from me.

Ground floor:
The hallway to the living room is long and dark - not very inviting.
Only a similarly narrow shelf about 30cm deep fits into the narrow pantry, otherwise you can’t turn around anymore. 2 cases of beer and you can’t get past anywhere.
If 2 men want to enter through the front door, one has to go up the stairs or wait in the living room at first until the first one has moved on due to lack of space in the hallway.
In my opinion, the utility room is huge. The space under the stairs is also added. Ok, if you need a lot of space for technology, but I would prefer more freedom of movement in the hallway.



Upper floor:
Solid job. I would check some distances again. For example, do you have 60cm behind the bedroom door for a proper wardrobe? That looks tight, but maybe exactly measured, hard to tell.
In the bathroom, the narrow paths around the sink would annoy me a bit. But I don’t think it’s really a problem. It’s just a bit of curving.


Attic:
For me, out of the question. I’m afraid I would discard the floor plan and choose a different staircase (half-turn) (something like in the Medleyplus 300 -> google). Then the room layout upstairs would be simpler and nicer, I think.

I don't like the window views either. I think the kitchen is great, but kaho is right about the pantry. In the bathroom, I would swap the sauna with the toilet, maybe also the toilet with the shower... Somehow the windows discourage me a bit...

The building line stipulates that the house must start no later than 10m from the front – therefore, we are not allowed to build further back. Which suits us well. A cozy 10m south garden and a large 16m north garden. With over 700sqm of land, that’s definitely possible. We also absolutely do not like the windows :( However, our architect seems to be not very creative in this regard – so improvement suggestions are welcome. We have nothing against light, but my husband does not want too many floor-to-ceiling windows on the upper floor. The large living room window is supposed to create the ‘optical’ connection between the living areas and the north garden. The terrace door in the technical room is a direct exit to the north garden and laundry can be taken directly outside. The space under the stairs is accessible from the technical room as storage – therefore, the stairs are closed. The passage is 1.26m, so I would say a normal corridor. We are also not satisfied with the attic yet. Possibly, we will make the roof steeper.
