Hello everyone!

It's time for me too:
The planning with the architect is underway.

Could you please give your feedback on the draft?

It is a 150 sqm city villa, new development area in NRW, no basement, KFW 55, 473 sqm plot.

I have already had the pantry removed.
A few windows have also been added.
Due to symmetry, I had to move the front door and staircase, so the living room and dining room are also smaller.
I am considering whether to change the door to the bedroom.
The kitchen furniture will also be arranged differently than in the draft (a kitchen unit on both long sides, a small table in front of the small window).

What else do you notice?

Please, please, please be gentle with your criticism.

By the way, the site plan of the house is oriented to North (just like any decent city map).

Why was the pantry removed? I am so happy to have the pantry right next to the kitchen. I can keep groceries like drinks and large packages out of the kitchen that way. There's also space for a vacuum cleaner, some tools, and so on.

Otherwise, I like it very much. In the bathroom, you could add a T-shaped solution as a highlight, just move the door a bit.

Fireplace?

If you don't want to move the pantry, how about a direct access to the utility room for unloading groceries.

The pantry would have either ended up in front of the kitchen, but I want to look outside there! Or under the stairs, if it had been a concrete staircase. I think the pantry is not profitable because too much space is lost just by the door. The door to the HTR was also suggested to me. For burglary reasons, it is out of the question for me. There is no fireplace

I don't understand this argument now. If a burglar comes, they come in through the back via the patio door, where they are shielded from view by the garage. Burglars rarely come through the front door or through a door visible from the street. I also find a door from the utility room to the outside sensible. I am glad to have ours.

I see the entrance solution as a bit problematic. To carry groceries into the kitchen, you first have to close the front door again. If you reverse the door stop, you have to close the door to get past the stairs. So I don't like that at all and it would bother me a lot in everyday life. Otherwise, I really like the floor plan.

Just by the way... does anyone know someone who has had a break-in? I know someone whose car in front of the door was stolen, but I only know break-ins in houses from movies. Please don't get me wrong, we also have RC2-N and are worried... but in other countries, people even just leave their doors open.
