Anyone who has been to 2-3 reputable companies must clearly realize that only sales professionals work here and want to push contracts. You don’t sign a €200,000+ contract for something if you don’t even know the installation location. As everyone already says, the buyer/developer is ALWAYS in a better position BEFORE signing, because the seller wants to sell something and is vying for their favor. The more you clarify beforehand, the cheaper and better off you are. It’s not like you take a number at the construction companies to eventually get a house from them by the grace of God. That may be the case with garden and landscaping construction (waiting for 3 months for the driveway), but not with house construction.

We did it too. But with our prefab house provider, the two reservations (for financing and land) were not formulated as drastically as with the blue one or its sister.

Back then there were two reasons.

    [*]The price. Our provider has an annual price increase every April. We signed in March.
    [*]At the time, we might have had to apply for a preliminary building permit for a specific plot of land. The provider's services for this were clearly defined, as was the cost if we decided against building the house with this provider.

Several people in the prefab house park made it clear to us that it is part of the business model of a few to sometimes make money through cancellation fees.
(In doing so, they always pointed in the same direction on the plan)

But if I sign a house contract in advance, I have to commit to a specific house beforehand, right? If I later want to change the house to better fit the plot, the house provider could charge any price for that, which I would then have to pay, since I have already signed. I can't negotiate anymore or go to another provider.

Well, do you notice something? Any modification that is not "off-the-shelf or part of the original offer" can mean, in the worst case, a hefty additional cost.

With ours it was not a problem, even if we had changed the house type. However, it should be said that we had several conversations, including a factory tour with a light sampling. So, the list of things and changes we wanted was already quite long.

The house types/sizes had a certain base price with our provider, for which there was a construction performance description. So, if it had to be smaller, the difference would have been shown as a deduction in the final invoice.

We also had quite detailed lists of special requests/additional costs.

For each of the plots we had in sight, the house would have fit like that.

The building plots differ not only in the dimensions of the land but also in the cardinal directions. If, for example, I definitely want the living space to be in the south or west, then I have to adjust the floor plan of the house accordingly. It makes absolutely no sense to me to buy a house without owning a plot of land.
