Hello,

I am new here in the forum. We are at the beginning and in the planning phase for a single-family house. We want to accept an offer where the house is predetermined and the plot is already included. A small settlement with 21 houses is being developed.

The developer is called "Allegro-Haus". Has anyone had experience with this company?

What should one definitely pay attention to when entering into the contract?

I am grateful for any good advice!

The first thing you need to clarify is whether you can afford it. For that, you need to know as precisely as possible what it will cost. And that is often not the price mentioned to you in the first conversation. Keyword: additional costs. Then you should try to find out something about the construction provider. Finally, you need to clarify when what is to be paid... Never make advance payments that exceed a small amount. If something goes wrong, you will never see that money again.

For our house, a so-called fixed price has been set.

We have the possibility to make changes to the floor plan. We have done this by changing the size of the windows, omitting doors, etc. So far, we only have a brief description of the house. After revising this with the architect, the builder finally came up with a cost estimate at an amount we cannot fully agree with.

Now my question is, how can I actually offset these changes against the standard? Must the contract include a detailed list of costs for the respective installations such as windows, doors, sanitary fixtures, tiles, etc.? Only in this way is it possible to compare our changes.

Who has been able to gain corresponding experience?

It is a general contractor/turnkey contractor - not a developer! Not necessarily - can or should! Here, a company has control over the plots, presumably due to development, and wants to market them profitably with a "take it or leave it" attitude. For the builder, in the end usually not very sensible.

Hello,


Hands off - every offer should always be based on a corresponding construction description (BB).


It should be done professionally in such a way that in an additional agreement (ZV) the changed standard according to the BB is offset against the actual condition by means of a credit/additional charge. There is no "must" — we have a free market; ultimately, however, it is up to you to accept or reject the offer.

The additional costs must be permanently inquired about with my provider. What it then definitively costs is communicated to you in additional/reduced cost statements. At that point, you can decide whether to return to the original if the extra costs are too high. There are no lists. But I have to say, so far we have learned every price either by phone or directly from the architect or consultant.
