I mean that you are willing to invest a mid six-figure amount, but not willing to spend more time on completely new approaches.

That leads me to suspect that money is plentiful.
Then why don’t you use an architect?

That's exactly what we already did, right at the beginning shortly after purchasing the property. The result was a floor plan missing crucial elements for us, such as the entrance hall, a semi-spiral staircase, overall a much smaller house including a 7 sqm kitchen, and the statement that he couldn't work properly within the budget and that we should add another 100K. But we can't do that. That is our experience with an architect.

With 150 sqm and a total budget of TEUR 250, the architect is likely to be proven right in the end...

Hello dear forum community,

in the meantime, we have been working with new approaches. We have two floor plan proposals between which we cannot really decide and hope for your advice and tips.

Even though the comments about the budget are well meant, please focus on the house floor plans. But to come back to that, oleda222, the 250K is the pure house budget, we already have the plot and are also planning extra money for outdoor facilities and other things.

In the new floor plans, the re-planning of the staircase was the main focus. We decided on a landing staircase, which, we think, also fits better into the house. By changing the position, the planning of the attic became simpler. On the garden gable side, there are now only the dining and living areas. We hope that the large room without a partition wall will not feel too echoey and tubular. In both variants, the entrance hall will be somewhat dark; currently, only a skylight above the staircase is planned. A window at the staircase could probably help a bit there.

In variant 1 (kitchen with bay window and sloped roof), we like the separation of the technical room and utility room and especially the extra utility room next to the kitchen, which we can also use for storage and a freezer chest. However, the kitchen (facing south/southwest) is problematic in terms of lighting. At about 7 meters distance, the neighbor could build their house. The main view would therefore be onto a house wall with corresponding windows or onto a hedge, which we would plant about 2 meters away. To have an exit to the garden and a view of the driveway from the kitchen, the bay window was added. The kitchen is thus 5 meters deep, and we wonder if the windows will be sufficient.

In variant 2 (Kat12), the view from the kitchen goes directly to the driveway, which we like. What bothers us about this variant is the excessively large dining area. If the house is made narrower overall, the living area will also become correspondingly narrower, which we already find just about sufficient at 4.50 x 5 m.

No, my favorite would be


In the other version, you have an eternally long path and have to slalom around the chimney to get to the next terrace door.

Here, all rooms actually offer good possibilities. The kitchen would also allow for a nice island.
I would make the kitchen window on the bottom of the plan either wider or choose two.
I would place the entrance door a bit further up on the plan so that a wardrobe/shoe storage area 60 cm deep is created in the vestibule at the bottom of the plan, which could also be continued in the hallway.

Variant one looks really good.
It has proven worthwhile to start again from the beginning.

The storage room on the upper floor is not really usable.
Add the space to the children's room and create a small chamber between the children's rooms.
